Property/Estates Manager

Keid Consulting are working with a market leading organisation operating in the Telecoms sector.

Due to continued growth they are now looking for an Estates Manager to take care of current and future Estates.

This is a key role reporting into the Operations Manager you will be responsible for:

• Responsibility for the Operations input into the Delivery function of the business to ensure timely approvals are given and issues are managed always seeking ways to improve the efficiency of the process
• Manage the landlord consents to facilitate sharer equipment upgrades/new equipment installations
• Liaise with Asset team on input into the Delivery process via best practice of space allocation, completion of GDC’s and strengthening of structures to ensure timely responses are made

• Management of the single site renewals and reviews pipeline
• Dealing with general estate management issues such as enforcing access rights, payments to landlords, dealing with CPO’s etc
• Protection of the property asset via relevant landlord & tenant legislation and code powers
• Delivering key projects such as re-gearing (rent reduction), relocation of assets and property conversions/improvements
• Maximise revenue streams through 3rd party management contracts, ensure contract compliance, win new and maintain existing revenue streams through tender or renewal processes
• Management of property taxes – bill validation, appealing valuations and recharges of customers
• Assist diligence of new asset property opportunities and subsequent integration if successful

Technical skills required/desired

• Chartered Surveyor or Property trained Lawyer
• Landlord & Tenant law and its application to property rights
• Familiarity with the Communications Code

The ideal candidate will have the following skills and experience:
• Experience in a Tower company (not essential)
• Experience of working in a Delivery (Acquisition, Design & Build (ADB)) environment with an understanding of the end to end process (not essential).
• Highly motivated with a will to succeed and advance in a fast growing company
• Proven track record of managing people with good interpersonal skills
• Previous experience of handling and working with all forms of standard property contracts
• Ability to respond well in a pressured and deadline driven environment
• Good negotiation skills, especially when faced with difficult landlords (Acquisition Specialist)
• High levels of organisation skills to manage a very broad set of responsibilities, with an eye for detail
• Able to analyse problems or situations and create solutions to achieve the best and most efficient outcome
• Good presentation skills & effective communicator
• Good MS Office skills in particular excel (Intermediate level)

Business Development Manager DAS and Small Cells

Keid Consulting have been retained by our client Wireless Infrastructure Group to find high performing Business Development Managers to further grow their DAS and Small Cells division.

The successful candidate will be responsible for managing and developing venue and MNO relationships in order to grow the DAS & Small Cells pipeline of opportunities to ensure the successful growth of the Company’s DAS and Small Cells business.

Working with the Commercial Director and the DAS & Small Cells senior team, the Business Development Manager will hold full accountability for researching, targeting, lead generation, and prospect management in order to successfully contract with venue partners.

The post holder will be responsible for managing the sales and business development process from initial research through to negotiation and completion of contracts and will comprise (but not be limited to) the following activities:

• Desktop research to identify suitable venue targets / sectors for DAS & Small Cell networks;
• Develop and execute appropriate lead generation strategies and marketing plans to turn targets into DAS & Small Cell prospects;
• Use appropriate sales and business development methodologies to develop the sales funnel;
• Develop relationships with MNO customers in order to target lead generation activities to venues that are of key interest to them;
• Develop relationships with key channel partners (including but not limited to: M&E Consultants, Communications Consultants etc) to promote the DAS & Small Cells offering;
• Create sales collateral (including but not limited to, presentations, proposals, case studies, flyers and whitepapers) to support the sales and business development process and give credibility to the DAS & Small Cells offering;
• Identifying appropriate events to showcase the DAS & Small Cells offering and attending other relevant industry events to gain market intelligence and promote the DAS and Small Cells offering;
• Update and issue the Weekly Pipeline report to provide team wide visibility on sales and business development progress;
• Update and issue weekly reports to MNO Customer(s) on progress with targeted acquisitions;
• Work alongside the operations team to ensure that all supporting venue documentation is provided to support the survey and design process and facilitate introductions between the venue team and the DAS & Small Cells operations team;
• Act as commercial lead on projects pre-launch and provide a professional handover from business development stream to operations stream;
• Attend on an ad hoc basis key meetings with the DAS & Small Cells operations team and supply chain as required in order to support the design and commercialisation process.

Skills & Experience
The ideal candidate will have the following skills and experiences:
• Track record of successfully creating, growing and managing a pipeline of DAS & Small Cell opportunities in a multi-operator/multi-technology environment;
• Self-starter and ability to work on own without guidance;
• Proactive sales driven background and knowledge of relevant sales and business development methodologies;
• Able to penetrate new accounts through a variety of means;
• Strong focus on ‘closing the deal’ and ability to overcome objections and obstacles throughout the sales and business development process;
• Ability to cultivate strong and long term relationships with venues and MNO customers in order to grow the DAS & Small Cells pipeline;
• Exceptionally high degree of focus, accuracy and attention to detail;
• Commercially aware with a passion for entrepreneurial business growth;
• Process and task driven but willing to get into the trenches and own workload;
• Team player with outstanding communications and leadership skills;
• Demonstrable commercial judgement in determining how to ‘win the sale’;
• Strong inter-personal skills that allow relationships to be created quickly;

The following qualifications would be beneficial in this role:
• Extensive business development experience in the wireless sector with recent experience in the DAS and Small Cells space – minimum of 5 years of recent and directly relevant experience;
• Knowledge of successfully engaging venues and with MNO Customers at a commercial level;
• Preferably degree qualified in an appropriate subject;
• Good knowledge of wireless network solutions, technologies, deployment approaches, venue benefits and the impact on customer experience;
• Ability to produce high quality sales collateral;
• Excellent oral and written communication and presentational skills;
• Highly proficient with the Microsoft Office suite of software;
• Valid driver’s license.

These are key roles for the business and will require self starting individuals who will be responsible for:

Management of the day to day activities in the construction of new telecommunication sites in a geographic area.
Attend Multi Skilled Visits and input into design strategy for the location.
Ensure that all site build activities operate effectively, safely and efficiently.
Ensure compliance with all Health and Safety.
Management of third party contractors to deliver to SLA's.
Arrangement and coordination of pre-start calls and meetings and ensure attendance of all appropriate parties.
Liaison with customers for post build cabin, rigging and integration activities.

Structures Manager

Keid Consulting our client in their major period of growth due to the successful award of major contracts.


The key areas of the role are to:

  • Oversee and manage specialist steelwork structure projects that include civils, structural and electrical works

  • Manage and develop customer relationships

  • Preparation of tenders

  • Preparation of project documentation including CDM construction phase plans

  • Liaise with operations managers to select the appropriate staff and resource for project management support

  • Conduct site visits where required

  • Manage the appointment and supervision of sub-contractors where necessary

  • Ensure compliance with the Company’s HS&E policies

  • Ensure the company’s QA procedures and processes are applied and adhered to throughout project

  • Monitor budgets and ensure all legitimate contract costs are recovered

  • Oversee project finances and undertake contract reviews to ensure that targets are met

  • Other duties appropriate to the level of this role.


The ideal candidate will have the following skills and experiences:

  • Proven project management skills

  • HNC/HND or equivalent in Mechanical Engineering required

  • Solid technical background and experience in bespoke steelwork manufacture and/or installation

  • Previous CAD experience essential

  • Previous CDM experience essential

  • Proven working knowledge and experience of contract terms and conditions

  • A sound knowledge of Health, Safety & Environmental legislation

  • Excellent communication and organisational skills

  • Computer literate and conversant in the use of software packages such as Microsoft Outlook, Excel, Word and Project

Acquisition Surveyor

Keid Consulting have been tasked by several of our clients to find Acquisition Surveyors of all levels.

If successful your role will include searching for, identifying, legally acquiring and gaining planning permissions for telecommunication sites for mobile phone operators. The role will also encompass dealing with estate management issues and matters that surround the upgrading/consolidation of existing telecoms sites.

Key Job Responsibilities:

  • Identification of new sites for the installation of telecommunication equipment. This will include Greenfield/Streetworks masts and rooftop installations in and around the South of England as specified by our Client’s search areas.

  • Consultation with Clients to determine network requirements in relation to search areas given.

  • Preparation and submission of search reports providing site specific information.

  • Obtaining aerial height panoramic photographs for identified sites.

  • Attending and leading Multi Skilled Visits to enable site design.

  • Negotiation of terms for the lease/licence within Client parameters including term of agreement, rent, review provisions, break clauses, site sharing rights etc.

  • Consultation with Local Authority Planning Departments and Stakeholders, preparation and submission of planning applications and supplementary information, negotiation with planning officers.

  • Preparation of standard form lease agreements-in some cases.

  • Liaison with Client and Landlord solicitors through to legal completion.

  • Updating Client and internal project tracking spread sheets throughout the acquisition process along with submission of invoicing pro-forma on reaching payment milestones.

  • Completion and submission of Access hand over packs.

  • On-going support to sub-contractors throughout the build phase.
